Residential planning commissions and consultations
These Terms govern services provided by Planta Residencial ("we") to clients ("you") for measured surveys, apartment reconfigurations, storage and circulation plans, balcony integration studies and related residential planning work in Porto and surrounding areas.
Consultations at €140/h may be booked without a formal quote. Fixed-fee packages (from €880 for surveys through €7,200 for full townhouse planning) require a written proposal accepted by email or signed engagement letter. Quotes are valid for 30 days unless scope changes materially.
Projects above €1,550 require a 50% deposit before the on-site survey date. The balance is due upon delivery of the approved drawing set unless otherwise agreed. Hourly consultation fees are invoiced after the session.
Survey appointments cancelled with less than 48 hours' notice forfeit the deposit. Rescheduling is free with at least 48 hours' notice, subject to availability. Revision cycles beyond the one included round are billed at €140/h or as a fixed supplement stated in writing.
We provide PDF and DWG drawing sets as described in the accepted proposal. Structural engineering, MEP design and formal licensing submission are excluded unless explicitly included. We do not supervise construction (direção de obra).
You must provide safe site access, inform us of known asbestos or hazardous conditions and obtain condomínio approval for survey visits where required. Accurate property ownership or tenant authorisation is your responsibility.
Upon full payment, you receive a licence to use the drawings for the specified property and project. We retain copyright and may reuse generic layout methodologies. Portfolio use of anonymised plans requires your opt-out in writing before delivery.
Our drawings reflect conditions observed at survey and information you provide. We are not liable for concealed structural conditions, condomínio restrictions discovered later or contractor interpretation errors. Liability is limited to the fees paid for the relevant commission except where Portuguese consumer law provides otherwise.
These Terms are governed by Portuguese law. Disputes may be brought before the courts of Porto or your local jurisdiction if you qualify as a consumer under EU law.
